Step 1. Get Pre-approved. While not required, I highly recommend that all my clients get pre-approved by a bank or mortgage broker before starting the home search. Sellers prefer confident buyers who can make serious offers. Many sellers now specifically ask for pre-qualification letters with offers to ensure they are dealing with qualified buyers. As a committed buyer’s agent, I notice that the most serious buyers are either already pre-qualified or are open to my advice about contacting a lender early in the home buying process.
Connecting with lenders early allows you to find the best deal for your needs and understand your budget. You'll also uncover any credit issues you might not know about. Additionally, you may find helpful programs like first-time buyer options and renovation financing. While it takes some time to research, it’s worth it. Imagine being excited about your dream home only to realize later that you can’t afford it.
